GEORGE R. LITTLE began
his real estate appraisal career in 1971 as a staff appraiser in Jacksonville
and relocated to Lakeland in 1977 where he continued his professional appraisal
career with the Florida Department of Transportation. Positions held during the
eight years with FDOT were appraiser, review appraiser and administrative review
appraiser. George has over 30 years of professional real estate appraisal
experience covering several types of property which includes, but is not limited
to, agricultural, industrial, vacant lots, condominiums, single family, small
and large residential income properties and commercial and special purpose
properties. In addition, George has extensive experience in condemnation
appraising and has testified as an expert witness in several circuit courts
throughout Florida. Since
1971, George has provided professional appraisal services in the northeast and
central Florida regions for mortgage lending institutions for the U.S.
Department of Housing & Urban Development (HUD/FHA), Veterans Administration
(VA), Federal National Mortgage Association (FNMA), City of Lakeland Housing
Department, Polk County Department of Community Affairs, Florida Department of
Transportation, City of Winter Haven Transportation Department, Small Business
Association as well as the general public, attorneys for divorces, eminent
domain proceeding for property owners and Governmental agencies in appraising
right-of-way for easements, partial taking, before and after value for
roads/streets improvements.
Both the Federal and State laws have established three levels of licensing for real estate appraisers; licensed appraisers, certified residential appraisers, and certified general appraisers.
George has met Florida’s rigorous appraiser’s educational requirements, work experience and passed required comprehensive State Appraisal Board examination which tested his competency and knowledge on appraisal theory, practice, ethics, calculation and comprehension skills which earned him the highest license level “STATE CERTIFIED GENERAL”. This license level permits George to appraise all types of real property. George has full filled continuous education requirements for this biennial licensing period and is currently certified through November 30, 2002.
In additional to George’s STATE CERTIFIED GENERAL license level, his credentials are further substantiated with his membership affiliation with the American Society of Appraisers which is the oldest multi-disciplined appraisal organization in the United States.. George earned his ASA (Urban Properties) designation in 1990 after meeting the organization’s work and education requirements, including passing written examinations and submitting an acceptable narrative commercial appraisal reports. George is also a member of the National Association of Realtors and the Association of Eminent Domain Professionals.
The American Society of Appraisers has a mandatory program of continuing education for maintaining designation. George has successfully completed this program..
George, subscribes and adheres to local, state and federal professional Code of Ethics in performing assignments ethically and competently, in accordance with the Uniform Standards of Professional Appraisal Practice (USPAP) and will not engage in any criminal conduct.
APPRAISAL EDUCATION
George has an extensive educational back ground in the appraisal of real property. His major was real estate at the University of North Florida in Jacksonville. He has also attended countless courses through the Appraisal Institute along with seminars, lectures, and continuing education courses to maintain competency in current appraisal practice.
